We are most often a participating Buyer with an existing entity or as a partner in a newly formed entity. Our partner list is always growing. We have strong positions of equity and sometimes do not leverage the purchase by using any Lending Institution. Each entity has its own Partners or Members. Your Buyer (if you are a Seller) could be made up of a variety of individuals: from Farmers to Physicians to Real Estate Brokers to Mill Workers to Business Men and Business Women to Professional Athletes to Financial Advisors or other. Each buying entity is different. The bottom line is that we are individuals that appreciate farmland ownership.

If we are not a Buyer directly we will facilitate your transaction because of our extensive experience and database of buyers and sellers throughout Wisconsin.  We also coordinate the leasing of tenant farmers as needed and if asked of us.  The user/tenant is normally a local farmer with a good sense of the farm tax parcel’s productivity.  Agricultural property is secure.  It isn’t going anywhere and there will always be a use for it.  If a tenant farmer chooses to discontinue working the land, a neighbor farmer is ready to take over.  Unlike a commercial building where a Tenant vacates and the Owner/Landlord often sits with an empty building with farmland there is always someone ready to plant.  This is what interests us. We often come across a Farmer owner that simply would like to raise capital by selling some acreage and then leasing back this same acreage at market rents as the tenant farmer.  This is very common and Farmland Partners, LLC is very interested in this.  It makes for a nice neighborly arrangement. As experienced member Buyers, Sellers, and Brokers, (over $50,000,000 in combined transactions experience), we comfortably walk the parties through the entire process. As situations demand, we prepare documents including Offers to Purchase, Addendums, Counter-Offers, Amendments, Notices, and Farm Leases, if applicable. We create the Entities.  We coordinate the evaluations of all pertinent Due Diligence items including Tax Bills, Aerials, USDA/FSA Tillable Maps, Soil Studies, Production Capacities, Surveys as applicable, Lender documents, and the final agreed upon Closing Documents and Statements.  Each transaction has its own idiosyncrasies.  We operate accordingly.
